Speed, timing and the calling window

How fast does Lumaa call a new enquiry?

Within minutes of the enquiry reaching Lumaa, provided the clock is inside the 9am to 6pm window. An enquiry that arrives at 11pm is queued and dialled when the window opens the next morning. Lead Response Management's study of web enquiries put the odds of qualifying a lead 21 times higher at five minutes than at thirty.

Does Lumaa call outside the 9am to 6pm window?

Outbound marketing calls run only inside the window Cabinet Resolution 56 of 2024 permits, 9am to 6pm. Nothing is dialled before nine or after six, and an enquiry that arrives overnight waits for the window to open. Inbound reception is a separate thing. When someone rings your line, Maya answers whenever the call arrives, including evenings and weekends. Answering a call the other person placed is not a marketing call.

Can it call an off-plan waitlist in a working day?

That is what the parallel lines are for. Maya runs many calls at the same time rather than one after another, so a launch waitlist that would occupy a broker team for weeks gets worked through inside a single 9am to 6pm day. How many hours it actually takes depends on how many lines you run and how many people pick up.

Doesn't AI calling sound robotic?

Most AI calling tools sound robotic within two seconds. Lumaa uses a sub-second response pipeline with natural prosody — book a demo and we'll call you, then you tell us when you noticed it wasn't human.

Can it book viewings for my agents?

Yes, in the sense that matters: when a lead agrees to a time, Maya confirms it on the call and the viewing reaches the broker with the recording, the transcript and the qualification answers, so the agent reads the whole conversation before the viewing. Lumaa does not write into a calendar system today; the agreed slot arrives in your dashboard and, on the enterprise API, as a webhook event. If a lead asks to be called back at a specific time, Maya places that call at that time automatically.

Does Maya keep her promises to call back?

Yes. If a lead says call me tomorrow at 9:30, Maya extracts that promise from the conversation and a scheduler places the call at 9:30 the next day, automatically and inside the permitted window; this is verified on live traffic. Every call leaves a recording, a transcript, an outcome and a summary on the lead's record in your dashboard, and a lead who was actually reached is never re-dialled. Behind Maya sits a campaign brief built from your own documents: price lists, project brochures, FAQs and policies uploaded as PDF, Word, text or CSV, extracted into the brief and approved by you before anything goes live.

What happens if the AI says something wrong?

You approve every script before it goes live. Lumaa sticks to the agreed script and every call is logged, recorded, and reviewable so you can audit exactly what was said.

Leads, portals and CRMs

Can Lumaa call my Bayut and Property Finder leads?

Yes, once the leads are in Lumaa. There is no native Bayut or Property Finder API in the product. You export the enquiries from the portal as a CSV or XLSX file and import that file, and Maya works the list from there. Whether a portal enquiry may lawfully be called at all is genuinely unsettled. It turns on two parts of Cabinet Resolution 56 of 2024: whether an enquiry submitted through a portal counts as the prior consent a marketing call needs, and the duty to screen against the Do Not Call Registry, where a DNCR registration overrides consent given earlier. We have not found an authority that settles it. Our UAE calling-rules guide sets out both readings instead of the convenient one.

Can Lumaa connect to our CRM or other systems?

Two ways. On the managed service you export leads from Bayut, Property Finder, Dubizzle or your CRM as a CSV or XLSX file and import them, or drop the file on a token-gated upload page with no dashboard login; results appear in your dashboard with the recording, transcript and outcome. There is no built-in connector for the property portals themselves — if you see Lumaa listed anywhere as integrating directly with Bayut, Property Finder or Dubizzle, that listing is wrong; those leads arrive as a file. CRM integration is a different matter. It is bidirectional and happens in real time: your CRM (Salesforce, HubSpot, Oracle, Zoho, Pipedrive, Bitrix24 or a custom system) sends Lumaa a lead or a trigger and the call is placed; Lumaa writes the outcome, the transcript and the recording back to the lead record as each call ends, over HMAC-signed webhooks with retries. Lumaa's engineers build the connection during onboarding, so there is no plugin to install and nothing for your team to maintain. Underneath it are scoped API keys and HMAC-signed webhooks: your systems can place calls, read transcripts and recordings, receive call events in real time, and pull call analytics by month. Enterprise deployments also connect Lumaa to your own PBX and SIP trunks, with routing and escalation rules, a written SLA and BYOK encryption described on the enterprise page.

Legality in the UAE

Two rulebooks apply, and they point the same way. Calling property owners to market to them is prohibited: DLD circular 02-2026, dated 26 February 2026, titled in translation Regulations Governing Communication with Property Owners and the Prohibition of Cold Callings, bars brokerage offices from obtaining owner data by unlawful means and from contacting those owners for marketing. The penalties stated are AED 50,000, a three-month suspension, and permanent striking off for repeat offences, applied to the office and to the individual broker. The circular is a scanned Arabic document and we could not recover its clause numbering, so we publish no numbered schedule for it. RERA has separately fined a brokerage AED 50,000 and suspended nine brokers for cold calling to promote real-estate services. Cabinet Resolution 56 of 2024 then sets the terms for any marketing call: only between 9am and 6pm, from a number registered to your own company, recorded with notice given at the start, and screened against the Do Not Call Registry. The first-offence fine is AED 10,000, and the Ministry of Economy’s published penalty tables put automatic or automated calling at AED 10,000 to AED 50,000. Calling a lead who contacted you first, from a number registered to your own company and inside the permitted window, sits on different ground, and that is what Lumaa is set up to do: your agency’s own registered number, a script you approved, inside the window, with every call recorded and logged. How much does Lumaa cost?

Pricing is matched to your call volume, across two models: a flat monthly rate on your own dedicated line, or pay-as-you-go on connected talk time only. There is never a setup fee and never a long-term lock-in. We quote exact rates on the demo call, once we have seen your lead volume.

Which industries does Lumaa support?

Lumaa is built for real estate agencies, medical and aesthetic clinics, automotive dealerships, hotels and hospitality venues, insurance brokers, law firms, recruitment agencies, customer support teams, and inbound reception.

Is Lumaa enterprise-grade? What protects our lead data?

Caller identities, names, PBX configuration and API secrets are encrypted at rest with AES-256-GCM, authenticated per field, and call recordings are encrypted at rest on write; TLS 1.2 or newer with HSTS covers the API and encrypted links cover every speech and language model. Every call placed, every opt-out and every data event is written to an audit log kept for seven years, and recording retention defaults to 90 days, set per client in the data processing agreement. Access is by scoped, revocable API keys; enterprise deployments connect over IP-allow-listed SIP, and a per-account kill switch pauses every AI call. These controls were re-verified against the running system on 4 September 2026. For enterprise clients there is also bring-your-own-key encryption: a per-request key carried in a short-lived signed JWT that Lumaa uses in memory and never stores, set up by Lumaa's engineers with yours. Enterprise deployments go further: integration with your own PBX and SIP trunks, routing and escalation rules you define, a custom voice and persona, dedicated or on-premise infrastructure, a written SLA and bring-your-own-key encryption carried in a short-lived JWT, all described on the enterprise page.

We already have a calling team — do we still need this?

Your team closes deals. What tends to fail is the response time before that: in Harvard Business Review's audit of 2,241 companies, only 37% responded to a fresh web lead within an hour and 23% never responded at all.
